One acre wooded lot in the Lake Purgatory Property Association just outside Durango, Colorado, less than 10 minutes from Purgatory Ski Resort and under 40 minutes to downtown Durango. Like its neighbor, the lot is densely wooded with mature pines and aspens set among custom mountain homes in an established forest community. Where this lot stands out is the view potential. Depending on where you site the home and how you orient it, you have a real opportunity to capture the kind of San Juan Mountain views visible from the surrounding area, snow-capped peaks rising above the fall color that defines this part of southwest Colorado. A thoughtfully positioned build here could take full advantage of that backdrop in a way that not every lot in the association can claim. A well and septic would be needed to build, standard for this area. The tree cover provides natural privacy while keeping the wooded mountain feel intact throughout the property. Less than 10 minutes to Purgatory, under 40 minutes to downtown Durango for dining, shopping, and the Animas River Trail, and roughly 1.5 hours to Mesa Verde National Park. A four-season mountain lot with view upside in one of southwest Colorado's most desirable resort corridors.
